Investment philosophy
Our investment style can best be described as entrepreneurial with a specific focus on the right timing of acquisition and disposal. In order to achieve an optimal result at disposal, we manage our assets actively. Redevelopment, repositioning and project development are some of the ways of achieving the best return at the moment of disposal. Key elements in our philosophy are: research, alignment of the interests of investors and IBUS, a conservative approach to financing as well as transparency for our investors.

Alignment of interests IBUS aims to be in line with its investors at all times. To do this, IBUS co-invests in its own funds, increasing its co-investment if the risk profile of the fund is higher. Moreover, our fees are linked to performance through a performance fee. The performance fee is calculated at the moment assets are disposed of. This means that the focus of our investments is always on the expected return.
Realism/conservatism IBUS takes a very conservative approach to financing. This can be seen both in the level of financing (Loan-To-Value) as well as the duration of the financing. Return estimates are based on realistic assumptions instead of optimistic scenarios. IBUS is prepared to make investments on an all equity basis under certain circumstances.
Transparency IBUS strongly believes in transparent communication with its investors, in good as well as in bad times.
